About the Apartment Leasing Process

The following items are required to apply for leasing a Scenic Village apartment:

• 50.00 non-refundable application fee w/ Completed Scenic Village Apartment lease application.
   
• Security deposit of $250 required within 5 days of notification of approval.
   
• Income verification such as most recent pay stub, last year's tax return, a bank statement, or any other type of proof of income.
   
• Signed landlord reference form if currently renting or have rented in the past three years.
   
• We now allow 1 cat per apartment with an additional $25.00 per month and a non-refundable pet deposit of $200.00.

Once the lease application has been approved, it is the responsibility of the lease-holding resident to arrange with Rochester Gas & Electric (www.rge.com) for gas and electicity service in his or her own name. In addition, Scenic Village requests that all residents sign an RGE Third Party notification program form. In the event that RGE shuts gas and electric off for non-payment, this form authorizes them to notify Scenic Village. Contact RGE for more information.

The first lease payment is due on the date that the resident moves in. If the move-in date is after the first of the month, the first lease payment will be prorated for the remaining days of that month. The lease expiration date will be twelve months following the first of the next month. For example, if the move-in date is March 5, the first lease payment will be for the rest of that month, and the lease expiration date will be March 31 of the following year. Subsequent lease payments are due the first of every month.
